When you are poised to make one of your biggest financial investments, the purchase of your new home, you want to know that you’ve negotiated the proper terms for its purchase, that you have protected yourself from unanticipated consequences, and that you are properly prepared for the big day – the day you take home the keys. What should you expect from your real estate lawyer during the purchase of your home?

  • A clear description of the cost of legal representation and the things that might affect that estimation.
  • A steady hand and a cool head while negotiating on your behalf,
  • A well-constructed Purchase and Sale Agreement,
  • A thorough review of the terms of your Purchase and Sale to ensure that you fully understand all of the implications of the contract,
  • Title review to double-check clear title to the property,
  • Review of special issues relating to the property, such as existing easements or access agreements with utility companies or neighboring landowners, and
  • An office responsive to your questions and able to make sure that your transaction moves smoothly toward closing.

When should you call?

If you’re buying a home, you need to be particularly aware of the importance of the Offer to Purchase. A poorly constructed, incomplete Offer to Purchase can saddle you with unanticipated consequences and costs – so please call before the Offer is signed if that’s possible.  We are available most hours of the day and most days of the week. We would be happy to provide a quote for the purchase of your property. For the purchase of a single-family residential home, our fee is a flat $500.00. If you are financing a portion of your purchase and we also serve as bank counsel at your closing, these fees are waived entirely. If this is a cash transaction these fees may be waived or heavily discounted.
