You have a lot of decisions to make and the process of divesting yourself of what may be your most valuable asset can be daunting. And emotional. There are decisions to be made about pricing, how and with whom to market your property, there are disclosures to make ahead of marketing, and there are state and local regulations that affect what you can and cannot do during the sale of your home.

In a seller's market, buyers clamor for new properties and this part takes care of itself. In a buyer's market, the wrong move with respect to marketing can cost you a lot - and keep your property on the market for months longer than you want.

If you've found a real estate broker you trust, you will have someone who can help you price your property correctly, but there is more to the process than simply signing up with a local broker and letting the rest unfold. And you may have more ability to negotiate the terms of your broker's representation than you think. If you are selling your home, we can help you:

What Will It Cost?

One of the ways we can help is by keeping our fees understandable. I will represent you through the negotiation for the sale of your property for a flat fee of $600.00. This includes negotiations to the completion of the signing of the Purchase and Sale stage AND preparation of your deed as well as the usual follow-up to help you get ready to transfer your title. This would not include my travel to or attendance at the closing itself. If you decide that you want me to attend the closing, I would bill you for my travel time and attendance at my regular hourly rate. You don't need to decide now whether you want me in attendance at the closing - you can decide that later when you have a better feel for the transaction. This also would not include any work required to clear or cure your title or more than an hour's time negotiating last minute conflicts between buyer and seller prior to closing. We believe that conflict shouldn't be "free" to anyone, but if there are last minute issues between you and your buyers, or if we learn that there are title issues that require curing prior to closing, we'll talk with you first and help you determine the best, most cost-effective, way to proceed.
